Discussion:
A final plat is the second step in the process of subdividing land into separate parcels for future sale. Once a preliminary plat has been approved, the final plat process can begin. The final plat process is required to review the impacts of proposed development, confirm the adequate provision of public services, and ensure new development will conform to all applicable plans and regulations. A final plat legally establishes the division of property into separate parcels or tracts. A final plat shows easements, boundaries, street dedications, and any other divisions of land. Final plats must be found "substantially the same" as the approved preliminary plat.
The applicant submitted for the Final Plat review on April 18th, 2024. Subsequent reviews have taken place; the Technical Review Committee including the contracted City Surveyor has reviewed the following Final Plat and has found that the development meets the requirements of the Preliminary Plat, Land Development Code, and Residential Planned Unit Development (RPUD) agreement. The contracted City surveyor has also reviewed and approved of the final plat.

In accordance with Florida Statues Chapter 166.041, a Public Notice sign was posted on the site on August 28th ,2024. In addition, Public Notices were mailed to all addresses within 500' of the subject property.
