Discussion:
The applicant is requesting approval of Major Site Plan SP-2406 for construction of the City of Edgewater Public Works Facility located at 300 Dale Street. The proposed facility will consist of an administration building, warehouse storage, fleet maintenance building, storage and truck wash station, refueling station for City vehicles, and an eco-garden. The location of the building is on the southwest area of the City owned parcel, reducing the impact on adjacent wetlands, preserving existing trees, and taking advantage of the adjacent proximity to water, power, and sewer access along Dale Avenue.

Public Facilities Adequacy:
The City of Edgewater has sufficient capacity to service the property with regards to water, wastewater, parks, and transportation while meeting the Level of Standard as outlined in the Comprehensive Plan. The subject property is serviced by the City of Edgewater for municipal water services, sewer, and solid waste with access to infrastructure along Dale Avenue. All are operating with enough capacity to support the project.
