SD-2202: Request to approve the Preliminary Plat for Edgewater Preserve Phase 2. The Preliminary Plat is for the recording of a 200-unit residential subdivision of single family detached for parcel generally located West of Volco Road.

Staff Findings:
The subject development encompasses 84.10 + acres.
The subject development has a zoning designation of RPUD.
The subject property has a future land use designation of Low Density Residential.
Phase 2 is providing 51 out of the 200 lots with a width of 60 feet. The PUD stipulated the development must provide 60-foot width lots for a minimum of 25 percent of all lots amongst all phases. In this phase, the developer is providing 25.5 percent.
The density for this phase is 2.37 units per acre well within the FLU of Low Density Residential which allows for a maximum of 4 dwelling units per acre.
The applicant resubmitted for the third time to the Technical Review Committee on October 3rd, 2023. Staff met with the engineer of record and the developer. On November 9th, the applicant resubmitted for a fourth submittal to address the plat, survey, and title work based upon the comments from Randy Roberts the contracted City Surveyor. In accordance with Florida Statute, an application may only be reviewed three times prior to being schedule for a public hearing unless the applicant has waived that right in writing. Staff has coordinated with the applicant and the fourth submittal has satisfied all remaining comments.
