Discussion:
The applicant is requesting approval for Final Plat for the Smyrna Creek Preserve Subdivision. The Preliminary Plat for this development was approved on November 6th, 2023 by City Council. The applicant submitted for the Final Plat review on June 21st, 2024. Subsequent reviews have taken place and the Technical Review Committee has reviewed the following Final Plat and has found that the development meets the requirements of the Preliminary Plat, Land Development Code, and Residential Planned Unit Development (RPUD) agreement. The applicant has secured all permits including but not limited to FDEP, SJRWMD, and FWC. The contracted City surveyor has also reviewed the final plat and the comments have been addressed in the most recent submittal.
A final plat is the second step in the process of subdividing land into separate parcels for future sale or lease. Once a preliminary plat has been approved, the final plat process can begin. The final plat process is required to review the impacts of proposed development, confirm the adequate provision of public services, and ensure new development will conform to all applicable plans and regulations. A final plat legally establishes the division of property into separate parcels or tracts. A final plat shows easements, boundaries, street dedications, and any other divisions of land.
