SUMMARY:
On April 9th, 2025, the Planning and Zoning Board heard the following items, VA-2426 and CU-2402. VA-2426 was a variance request from Article III Section 21-36.03 (c) to allow for outdoor storage to exceed the height of the privacy wall and from Article XX to allow for a yellow building and white masonry wall color at All Florida Plumbing located at 1103 S. Ridgewood Avenue. Application CU-2402 was a concurrent application requesting a Conditional Use Permit to allow for the use of a Distribution Facility, Warehouse and Storage, Wholesale and Distribution, and Outdoor Storage to bring a pre-existing business located at 1103 South Ridgewood Avenue up to the current code.

VA-2426:
1. Article III, Section 21-36.03 (c) to allow outdoor storage to exceed the height of the privacy fence.

2. Article XX, Section 21-640.10 to allow a yellow color as the predominant building color.

CU-2402:
1. To allow a conditional use permit for outdoor storage, distribution facility, wholesale and distribution, and warehouse and storage within the B-3 Highway Commercial Zoning District.

The Planning and Zoning Board approved the variances and approved the conditional use permit under the conditions that the pipe storage rack be move to the rear of the property and that a truck schedule be provided to the Planning and Zoning Board.

Mrs. Jennifer Fox, the applicant, has filed an appeal of the Planning and Zoning Boards decision on April 9th regarding applications VA-2426 and CU-2402. Mrs. Fox included the following with her application:
