SUMMARY:
In October of 2021, the City of Edgewater amended its comprehensive plan to include the Commercial Space Industry Opportunity Overlay (CSIOO). The CSIOO is intended to be a planning tool that:
1. Identifies where a manufacturer of a targeted industry may locate.
2. Identification of the spatial needs and the sites that can accommodate the use.
3. Coordinate an expedited review.
Objective 2.1, Zoning and Land Development opportunities states the City shall implement the CSIOO through is land development regulations. The City has never updated the land development code for this Comprehensive Plan Amendment. Policy 2.2.2 states the City shall identify all suitable lands within the City and coordinate with the private landowners as to the availability. Based upon the comprehensive plan workshops, additional industrial development was designated along W Park Avenue and Air Park Road.
