The subject property is located on the west side of U.S.1 and currently is in the process of constructing a metal warehouse building. The business currently has been vacant and recently received the Development Order to start the construction process. A conditional use permit is required to operate a manufacturing business within the B-2, business neighborhood zoning district. The property has a Future Land Use Designation of Commercial. Manufacturing- General within the B-2 Neighborhood Commercial zoning district is only allowed as a conditional use permit and the request is for light manufacturing of goods and services.
