Staff Review

The applicant is requesting a conditional use permit to operate a Boat Building and repair business for the business located at 1730 Fern Palm Drive. The subject property is located on the north side of SR 442 and adjacent the the FEC Railroad. A conditional use permit is required to have operate a boat building and repair business within the I-1, Light Industrial zoning district. The property has a Future Land Use Designation of Industrial. The business will not create a use that could be deemed detrimental to the neighborhood.
Staff has reviewed the land development code and have found no specific regulations for a conditional use permit within Article III for boat building and repair within the I-1, Light Industrial zoning district. Staff has reviewed the subject property with the surrounding land uses and zoning districts and has found it compatible with the proposed uses in the adjacent area. Staff would recommend the Planning and Zoning Board condition that all boat building and repair is done inside the warehouse. Staff received no comments or concerns from other departments for the proposed conditional use.
