BACKGROUND:
This parcel is an undeveloped 75.716-acre tract of land in the City of Edgewater. The property is on the south side of Indian River Boulevard approximately 1 mile east of Interstate 95. The parcel has annexed into the City but retained the Volusia County Resource Corridor Zoning. The applicant is requesting a change to a zoning designation Conservation.
The property is within the Interlocal Service Boundary Agreement area mutually adopted by Volusia County and the City as well as contiguous to the city boundaries.

Land Use Compatibility:
The proposed Zoning change is compatible with the surrounding area. The subject property is located in an area east of Interstate 95 that has both rural and commercial properties. The large parcel of land to the south is anticipated to be placed into a conservation easement. Rezoning this parcel into Conservation will increase the conservation lands within the City and will add to the continuity of conservation in the immediate area.
Comprehensive Plan Compatibility:
The Zoning designation of Conservation is compatible with the Conservation Future Land Use Designation in the Comprehensive Plan.
Public Facilities Adequacy:
The designation of Conservation over this parcel will increase the green space and open space within the core of the City. The City of Edgewater has sufficient capacity to maintain the Level of Standard as outlined in the Comprehensive Plan.
Business Impact Statement:
The proposed rezoning from Volusia County Resource Corridor to City of Edgewater Conservation will not produce more tax revenue to the County and City. The City of Edgewater intends to dedicate the land as conservation area to increase open space within the Special Flood Hazard area in an effort to potentially increase the flood insurance discount available to the residents of Edgewater.
