Background: The Farmton Eastern Gateway Increment is part of the overall Gateway District, which is a distinct geographic area of three parcels totaling 821 acres at the northern end of the Farmton Local Plan near SR 442 and I-95. The Gateway District will be connected to the other Sustainable Development Area districts via a 200-foot-wide transportation corridor.
The Farmton Eastern Gateway (FEGI) is approximately 285 acres of the total Gateway District. It is separated from the other lands to the south and west by significant wildlife corridors and GreenKey lands.
The Eastern Gateway shall be developed into two (2) phases with a maximum of 350 dwelling units.
The subject property was annexed into the City in 2017. Prior to development of the property a preliminary plat and construction plans must be approved.
The Planning and Zoning Board voted to send a favorable recommendation to City Council at their regular meeting of August 12, 2020. City Council approved the request at first reading on September 14, 2020.
Land Use Compatibility: The proposed development is consistent with the Farmton Local Plan
Adequate Public Facilities: Access to the property will be from Indian River Boulevard via the Deering Park development to the north; City water, sewer and reclaimed water is available on Indian River Boulevard. All required infrastructure within the property will be the responsibility of the developer.
Comprehensive Plan Consistency: The proposed Development Order is consistent with the Farmton Local Plan.
