Applicant is requesting a site plan approval for a build-out of a warehouse and office space building, as well as, parking. The entire site will include a warehouse and office space buildings with a total square footage of 5,000.

Discussion:

The applicant first submitted for minor site plan approval on April 27th, 2026. The applicant has undergone two reviews before the Technical Review Committee including our third party engineer Zev Cohen and Associates. The applicant has met the requirements established within the City of Edgewater’s land development code and comprehensive plan and has received approval from each department within the Technical Review Committee.

 

The site plan envisions a 5,00 square foot warehouse office building with seven parking spaces and associated landscaping. The applicant is proposing a stormwater retention pond adhering to the City of Edgewater’s Land Development Code requirements for the 24 hour/100 year storm event. The 100 Year storm in pre development shows a discharge of 1.94 cubic feet per second. The Post Development Discharge rate is 1.37 cubic feet per second. The Pre-Development Discharge volume during the 100 year storm is 12,189 cubic feet. In Post Development, the site will discharge during the 100 year storm 3,149 cubic feet. The overflow for the stormwater retention pond discharges into the canal at the rear of the property.

In accordance with Florida Statues Chapter 166.041, Public Notices were mailed to all addresses within 500’ of the proposed project on June 30, 2026.
