Background  

The purpose of the replat is to allow secondary access to the Oakwood Cove subdivision within the parcel located adjacent to Oakleaf Preserve Phase 1. The replat dedicates a new private road called Oakwood Cove Drive and rearranges lots 55 and 56 of Oakleaf Preserve Phase 1 to the Western development boundary. The replat also provides an additional 8,968 square feet of common area including drainage and utility easements.

 

A replating is the recording of a previously platted subdivision. A Re-plat is an administerial process by which the Planning and Zoning Board and City Council must approve if the requirements of the land development code have been met. The applicant submitted to the City of Edgewater for review on May 1st, 2023. The applicant has undergone four revisions of the plat, with the latest submittal on January 31st, 2024. The Technical Review Committee has reviewed the following Re-plat and has found that the plat meets the requirements of the land development code and the Residential Planned Unit Development (RPUD) through an Agreement recorded on June 6, 2018 in Book 7555, Page 344. The contracted City surveyor has also reviewed the Re-plat and the comments have been addressed in the most recent submittal.

 

Planning and Zoning Board:

 

The Planning and Zoning Board did not send a favorable recommendation to City Council with six in support, no opposition, and one absent.

Motion to approval RP-2301, a Replat of Lots 55 and 56 of Oakleaf Preserve Phase 1.
