SUMMARY:
Deering Park first submitted to the City of Edgewater a Transportation Methodology study on March 22nd, 2024. The scope of phase 1 is broken down below:
The Transportation Methodology was sent to Florida Department of Transportation, Volusia County, and Stanley Traffic Consultants for review. The Methodology was approved and the applicant subsequently submitted a Transportation Impact Analysis (TIA) on August 19th, 2024. The Transportation Impact Analysis was approved by Florida Department of Transportation, Volusia County, and the City of Edgewater. The TIA identified intersections and roadways that would operate below the adopted level of service. The development must pay upfront their traffic impact to address and remedy the identified deficiencies. This a requirement of Section 402 of the City’s Land Development Regulations and Section 72 of Volusia County’s Land Development Code. The Proportionate Fair Share agreement is for $819,605.25. These will be paid to Volusia County for roadway improvements as the identified deficiencies are within the jurisdictions of Volusia County and Florida Department of Environmental Transportation. Based upon the impact fee schedule, Phase 1 of Deering Park shall generate $479,386 in multi-modal impact fees for the City of Edgewater.
